Getting Started

This is a great time to buy a home. There are more choices than ever between flexible and affordable financing options, home types to meet any lifestyle and professional services to make the whole process easier, faster and more enjoyable than ever.

There are many advantages to buying a home and the most important is that real estate is a great long-term investment. And don't forget the tax benefits of deducting your mortgage interest and property taxes. If you have a fixed-rate mortgage one of your largest monthly expenses is locked in against any increases, unlike rental rates which typically rise over time.

What Are You Looking For?

As you begin the home buying process it's important to decide what type of home you want and what features are priorities for you. Do you want a fireplace? A two-car garage? Maybe you're really interested in a home with a spacious backyard.

Another important choice is the neighborhood. After you target an area spend some time there to get to know the character of the neighborhood. Also take the time to talk to some homeowners to get a more complete impression.

Once you have a good idea of what you want in a house and have some areas that interest you enlist the help of a real estate professional. Your agent should put service first and help you with the entire buying process. You should also get pre-qualified for a home loan to help both you and your agent determine the amount you are going to spend on the home.

Once you've decided on the home you want, your Sonoran Properties GMAC Real Estate Agent can help you through the critical steps necessary to make it yours, including:

Closing

The house has been chosen and the price negotiated. Your home buying journey will be complete after the final step to home ownership - the closing process.

Closing is a formal meeting where the ownership of the home is transferred from the seller to the buyer, and at the same time the buyer's loan is finalized. Most closings are attended by the buyer and seller, the real estate professionals representing each side in the transaction, the lender's agent, and possibly a closing agent.

Preparing for the Closing

Before the closing your agent will help you understand all the conditions of the sale and loan. You should also have the opportunity to do one last walk-through of the property to make certain everything is in order.

Closing on a home involves "closing costs", such as also fees like insurance on the title to the home, taxes, transfer costs, attorney fees, agent fees and hazard insurance. All closings are different so you want to go to the meeting fully understanding all fees and other financial issues, especially if you are facing any upfront payments that need to be covered at the meeting.

Before you complete your negotiations for the house, remember closing costs can be part of the financial give and take as you work out how much you are paying for the house.

The Meeting

Once you get to the closing meeting you will receive a number of documents such as the mortgage note and the deed to the home. Once everyone agrees everything is in order and the closing costs are paid, all the papers are signed and you receive the keys to your new home. Once the deed is recorded with your county clerk, the home is officially yours.
